4. Preparing Yourself
Once you’ve got your homeowners working on preparing their house, it’s time to focus on the materials YOU must have in order to run a successful open house.
- YOUR LOAN OFFICER! We can’t stress how important it is to have your loan officer at your open house, doing pre-approvals and educating all the potential buyers on financing.
- Your lap top, if you want to keep track of any information, and if the area has wireless Internet you can have your website and blog pulled up so visitors can take a look at them.
- Useful materials for potential buyers and sellers, such as a checklist of questions to ask when purchasing a home or actual ways to increase your home’s value.
- Your stats – every property you’ve listed, your success stories, your current listings, the listings of every agent you know, heck you can even have every listing available in the market! (Why? It creates conversation!)
- Take contracts and buyer agency agreements so you can have all the paperwork you need in case someone wants to make an offer or use you for a separate transaction. Don’t be afraid to explain what a buyers agreement entails to consumers.
- A few notes you can put up that say you do free home value analyses.
- Any food, drinks and utensils you may have to bring if offering refreshments. (Quick note: always remember to have a sugar-free drink option for diabetics and dieters).
- Any freebies you have to give away: business cards, balloons, magnets, calendars, etc (all with your logo on it we hope!)
- A casual outfit – people are way more comfortable talking to someone in casual dress or an apron and chef’s hat (if you’re manning the grill!) than someone in an expensive power suit with their hair slicked back.
This is a pretty basic list of items you should have to get the most out of any open house you hold. This list isn’t by any means set in stone, and if you think of other creative items to include, do so! Anything that will help you turn the visitors of your open house into leads for your pipeline should be utilized!
